A small-bay flex industrial building right on the edge of downtown Phoenix which hosts a wide variety of small tenants needing any amount of space between 1,000 and 7,000 sq ft.
What Cowley Did
Developed this project from the ground up to serve a unique and underserved niche in the Phoenix industrial space market. Very few developers speculatively develop industrial product designed for suites this small, and the existing stock of comparable buildings are mostly 30-40 years old with lower clear heights and without HVAC. This was a prototype to test our theory that there was significant unmet demand for such space, and it was proven correct as the building became 100% occupied by 10 different tenants in less than 5 months after receiving a Certificate of Occupancy.
Current Use
Car storage (internet sales), e-commerce, minor auto body repair, countertop manufacturing, coffee roasting, recording studio, and art studio.
